My sister married a loser.

He never had a job, always lied about job, education and everything... lived and took money from her. And my sister still married this idiot. After marriage started to hit her...like with in weeks.

I helped her, asked her to go to police. She eventually got divorce. The marriage didn't even last 6 months.

The guy was a complete loser, I warned her 100 times that in Canada you need to work. You can't sit on your ass and expect to live life.

It caused a lot of problems in our family but unfortunately you can't help self centered stubborn people.


So, my sister had a condo. A few weeks ago she sold the condo and got a new one. Pre screening was clear, however at the time of getting mortgage she has been informed by the real estate lawyer that she has another mortgage of 160,000 from another bank and her mortgage is not approved.


IT seems the ex husband forged documents and took mortgage out on her name. My sister has never dealt with the bank or signed anything in regards to this mortgage


What can she do ? Any help or advise.

My family are immigrants from Pakistan. We have never been in any kind of trouble, taken loans or any other illegal stuff.

What to do if you're a victim of fraud (antifraudcentre-centreantifraude.ca)

Contact the Canadian Anti-Fraud Centre toll free at 1-888-495-8501


Do these two before any other steps -

1. Change all her passwords on everything e.g. bank accounts, phones etc. Upgrade to two factor authentication where possible.

2. Physically stay with your sister or better yet move her to a safe unknown location, this loser is likely to retaliate when they find out you/shre reported their loan as fraudulent.


Other steps -

Call the bank that has the fraudulent loan and let them know about the fraud.

Call her local police with as many details on the loser as possible e.g. current location, car, acquaintances etc. Let them know the fraudulent loan details.

Call your sister's bank/financial institutes about ongoing fraud so it does not get worse. Note: take some cash out before doing this in case of account freezes or cancellations etc.

Call creditors such as Equifax Canada (1-800-465-7166)

If you have spare funds possibly hire a private investigator and/or security.

Hire a lawyer.

Can she freeze her credit at this point, or is she supposed to leave that open while the authorities are looking into the identity theft that she's a victim of?

Call other bank, say that the mortgage was a fraud and the documents forged, get police involved to prove that documents are forged. Seems pretty straight-forward to me.

This is a weird one. Do you not have to be physically present to sign documents for a loan in Canada? I know COVID and all but still? Does not make much sense IMO. Anyways, don't listen to the alphas here telling you to beat him up. Do this:

Well, the guy disappeared.

Due to our culture, my sister marrying this idiot cause a rift in the family. Well me and my brother had worked our asses off to get somewhere and my parents sided with my sister and helped her get married. Lets just say with me and my brother's money.


This guy my sister married is such a fucking loser, his brother committed suicide due to him fighting with parents and stealing from them ... I learned this once he jumped off a crane to kill himself (the bother) and this happened in Mississauga Ontario ...


Still not sure why my sister married him ... but what ever...

Pretty much, you seem like a stand up guy op. As others have already stated, you'll definitely need an attorney to unravel this hot mess.
I would also contact the bank that the mortgage is through and let them know what is going on.

If he faked her signature to get a mortgage this is a criminal offense and she should get the police and a lawyer involved.

A country like Canada probably has some free legal advice service, definitely use it before contacting an expensive lawyer.

Also you could take the boys round and break this guys legs

Go to the police and file a report. The guy disappeared because he knows the police will be after him after what he did.

Sounds like a real criminal psychopath piece of dirt.

It's an obvious troll, nothing adds up.

The new condo is more expensive. Her old one's priced at 380k, new one is 520k or 530k

She asked the lawyer (who has his own mortgage agent) to check if she can sell and get approved for new mortgage.

so the deal was, she would sell the old one, and get the new one through same agent. So the real estate agent was basically selling both of them and making a commission.


Her condo is sold, the agent waited till last min to get a red flag on mortgage approval.

so her condo is sold and key given, now she is in a mess as her new mortgage did not approve.

Your sister is really silly for selling without getting the approval for the new loan. This story really doesn't add up imo.

Help her stop dating losers too. Maybe get her a good young lawyer, he helps her out, and in the course of the case they touch hands, that sparks a romance and they fall in love. Next thing you know your sister is living large and making good decisions.

There are incompetent people in every field, in 1997 my father had a massive stone in his bladder. He went to a specialist in Pakistan. The stone was quite big so the doctor had to operate.

So, the surgery was a success, but the doctor left a sponge inside, had to operate again.
